"I paid $30,000 for the pool. My house is worth $30,000 more!"
Does a Pool really Add Value to your Lehigh Valley Home?
A pools value is all in the eye of the beholder. Because of the money and work that may be involved in maintaining a pool, it is a life style choice. 50% of the home buyers may want it and 50% may not.
That's not to say that a pool doesn't add value but it may decrease the number of buyers that are interested in purchasing the home.
Selling a home in the Lehigh Valley with a pool also involves possibly selling the home during the winter months. A pool looks great and refreshing on the 98 degree day in July. It doesn't look so great in the middle of January with water and snow on the cover.
Another issue with a pool could be safety concerns. Depending on how the fencing/access to the pool is setup may be a concern for a family with young children.
With the above in mind, an above-ground pool typically allows a home buyer to say "Yes, we want it" or "We can always remove it".
A home with an in-ground pool is usually purchased by a buyer that wants and appreciates the pool.
Considerations when Selling a Lehigh Valley Home with a Pool:
If the pool can be open and operating, depending on time of year and weather, then keep it up and running.
The buyer for a home with a pool may want to do a pool inspection to ensure all is good (typically done on in-ground pools). How is the buyer going to inspect the pool if the sale is during the winter months?
How much does the pool affect the pricing of the property? This question definitely depends on the type and condition of the pool and other amenities such as patios and fencing. If the pool needs work it can actually have an adverse value on the price.
