A Condo (condominium) is a type of ownership.
A purchase that includes the house, the land and ALL maintainance of the land and house (inside and out) is the responsibity of the home owner and is usually called a Fee Simple ownership.
With a Condo, you are ONE of many owners of the common areas. These areas typically include the complete exterior of the building and any common areas inside or out of the building (development may have club house/pool or other amenities).
A Lehigh Valley Condo typically has a Home Owner Association (HOA).
Every month you pay a HOA Fee. This fee goes into a fund to have exterior building and common area maintainance done as needed and usually includes all snow removal and grass cutting. The fee may include other amenities such as a club house and pool.
The HOA may have regular meetings to determine budgets and projects for the future. A Condo owner is encouraged to go to the meetings and get involved with the HOA.
Condo ownerships are throughout Lehigh Valley and vary in style from townhouses to single detached homes in 55 Plus Communities to Business Complexes. The Condo fees vary widely depending on the amenties at each Lehigh Valley development as well as the Home Owner Assocation.
